Our expectations for your stay at Three Rivers

How these terms and conditions apply to our contract.

We consider these terms and conditions (the “Terms”) and our prices to set out the entire agreement between you and us for the supply of our services to you. Only these terms shall apply to our contract with you.

Please check that the details in these terms and conditions and your Booking Request are complete and accurate before you commit yourself to the contract. If you think that there is a mistake, please make sure that you ask us to confirm any changes in writing, as we can only accept responsibility for statements and representations made in writing by our authorised employees and agents.

Please ensure that you read and understand these Terms before you submit your Booking Request and pay your non-refundable deposit. You may only request a booking if you agree to these Terms. By submitting a Booking Request and paying your non-refundable deposit you are deemed to have accepted these terms.

This does not affect your statutory rights as a consumer.

Three Rivers Parc Ltd (referred to as “Three Rivers/we/our/us”) sells camping and caravanning holidays via www.threeriverscamping.co.uk (the “Website”), by phone, and by email. Any person wishing to make a booking via any of these methods (referred to as “you/your”) acknowledges that such booking is made subject to these Terms.

We reserve the right to change these Terms at any time. Any such changes will take effect immediately when posted on the Website or otherwise brought to your attention. It is your responsibility to read the Terms each time you submit a Booking Request and any such request shall signify that you have accepted to be bound by the latest set of Terms. A copy of the latest set of Terms is available on the Website and upon request.

Making a Booking

You can either book online, over the phone, by WhatsApp or direct email. Please have details of all party members when making a booking. Please check your confirmation as Three Rivers cannot be held responsible for errors in information provided at the time of booking. Bookings are not transferable to another party.

When making a booking you agree that you or at least one member of your party is eighteen years or over, you have the authority of all persons in your party to book on their behalf, you accept these Terms & Conditions and you agree to be responsible for any loss or damage caused by any member of your party or animal accompanying you.

Bookings are not weather dependent, Three Rivers is not responsible for the weather if the weather is not favourable during the period you are due to stay and you decide you would rather not come, you are still responsible and liable to pay the full balance of your stay. Most campers are all-weather campers and would be happy to attend in the event of adverse weather and therefore we will not accept non-payment due to weather.

Some advance bookings are subject to minimum stays. These vary by season, please refer to our website for further details.

Groups are welcome only at the sole discretion of the Site Manager, this applies to any groups of three or more camping units. Group bookings are not accepted during Bank Holidays or during the School Summer Holidays (with the exception of Swan Bay and the River Front Premium Pitch), a maximum of three units can be booked together during these times.  This is a site for relaxation and use of the river, we are not for parties wanting to get inebriated and be raucous - such parties will be asked to leave.

Important information to assist with your booking;

The Bank Holiday dates below require a full payment upfront, a minimum pitch fee of 2 adults per night and are set dates. You may arrive before the arrival date and/or depart after the departure date but the listed dates must be booked;

2025

Arriving Thursday 17th April, departing Monday 21st April (4nts)

Arriving Friday 2nd May, departing Monday 5th May (3nts)

Arriving Friday 23rd May, departing Monday 26th May (3nts)

Arriving Friday 22nd August, departing Monday 25th August (3nts)

These are the dates which have restrictions put in place where only two bookings can be placed together, unless booking of Swan Bay & the River Front Premium Pitch which are the exception to the rule;

2025

Arriving Thursday 17th April, departing Monday 21st April (4nts)

Arriving Friday 2nd May, departing Monday 5th May (3nts)

Arriving Friday 23rd May, departing Monday 26th May (3nts)

18th July - 1st September - no group bookings


Swan Bay & the River Front Premium Pitch are reserved for groups of 3 camping units or more. Lesser unit bookings are only possible if this pitch is still available within 30 days of a proposed arrival date.

From the beginning of October Kingfisher and the River Front Premium Pitch will be closed.

From the beginning of November to the end of March we offer hard standing pitches only.

Please note - if your required dates are available on the "Availability Calendar" but nothing comes up below then it means there is not 1 single pitch available for all of the nights you require. Please contact us as we may be able to shuffle things around to accommodate you. 

For group bookings, the names, contact numbers, addresses and email addresses of the responsible adult in each unit of the group need to be provided at the time of booking. Failure to provide all the details may lead to the booking being cancelled or the Site Manager refusing entry to the site.

At Three Rivers the maximum stay allowed is 14 days, after which time you must vacate the site for 31 days before you can return as long as this is approved by the Site Manager.

Three Rivers is only permitted to have touring units to be used for recreational camping only.

We reserve the right to change your booked pitch at any time in order to maximise occupancy and fit in other bookings. We try not to do this but if we do have to move you it will be to a like for like pitch (ie if you booked a waterfront pitch you will get a waterfront pitch and if you have booked with others you will stay with them as long as we are aware - please make us aware in writing by email or WhatsApp if you book separately). Your final pitch will be confirmed in your arrival instructions email.

We do not accept bookings from or allow anyone to stay on our site who is or has been listed on the Violent and Sex Offenders Register (or any register which supersedes this), or anyone who is subject to a Sexual Risk Order, Child Abduction Notice or any similar order, court proceedings or register. By making a booking, you are confirming that no one in your party is or has been on any such register, subject to any such order or otherwise the subject of any such court proceedings. If we do cancel your booking under this clause you will be subject to the cancellation terms set out in these terms and conditions.

Prices

Current prices are displayed on our website and the price payable is the price confirmed at the time of booking. Prices may change and/or vary from time to time and any additions to your booking will be charged at current price at the time of the change. For example if you make a booking for 2 adults on January 22nd and two months later you wish to add a third adult, that adult will be charged at the current displayed price on the website, not the original per person price paid on January 22nd. The prices are based on a per person rate unless otherwise stated.

Whilst we will make every effort to ensure that our prices remain unchanged, they may be amended at any time. Prices do not include any additional services, features and facilities unless expressly stated.

Promotions, deals or discounted offers are provided at the discretion of Three Rivers.

All offers are subject to availability, cannot be used in conjunction with any other offer or discount and may be withdrawn at any time. Retrospective refunds are not permitted against any offer or promotion advertised after such time a booking is made.

Pitch Extras – Each pitch is equal to one erected unit, gazebos are charged at an extra, each pitch is allowed one car and any additional cars are at an extra charge, one awning attached to your unit is permitted at no additional charge. Prices for pitch extras are set out in our website. Pitch extras must be paid for at the time of booking as we cannot guarantee that there will be space on arrival. The Site Manager reserve the right to ask you to remove any windbreaks or gazebos or any other erected item that is not in keeping with our surroundings. Please check the prices page to find the current prices for these extras.

Gazebos – Gazebos must be pre-booked on all occasions. Gazebos are not permitted at certain times and may not be approved on your booking, this will be at the discretion of the Site Manager and you will be notified at the time of the booking. All Event Tents are subject to Site Manager approval regardless of whether or not they are pre booked.

Visitors – Three Rivers is happy to accommodate up to four visitors per pitch per day. Should you wish to have more than four visitors you must ask the site managers permission and it is at their discretion although permission will not be unreasonably withheld. All day visitors should report to the on-site reception, prices for day visitors to our guests can be found on the prices page and all day visitors must depart the site no later than 9pm.

Payment

Payment for bookings can be made by Bank Transfer (BACs). If this is not possible we accept payment by cheque in advance (must reach us at least 2 weeks prior to your arrival date) or cash payment on-site.

Deposits are equal to a one night booking fee for your pitch, they are non-refundable and non-transferrable.

For bookings within 2 weeks of your desired arrival, the full cost of the holiday is payable at the time of booking.

All bookings must pay a non-refundable deposit equal to the cost of a 1 nights booking fee which is payable within 3 days of reserving your pitch if you fail to pay the deposit within 3 days the booking may be cancelled and those dates and pitches offered to others. If the booking is for 1 night full payment is due at time of booking. The balance of the booking is payable one week in advance if you are paying by BACS or when you arrive on site if paying cash.

Three Rivers only accepts cash or Bank Transfer (BACs) on site, cheques are only acceptable if sent to arrive at least 2 weeks prior to your booked dates.

Full payment will be required at the time of booking if the period of your stay encompasses a UK Bank Holiday Weekend.

If you cancel within 2 weeks of your arrival date your full balance is still payable to Three Rivers.

Services, Features and Facilities

Site services, features and facilities details will be prominently displayed in the reception area of the Site and should be found on the website. Features, facilities or services referred to in the Brochure, Site Leaflet or on the Website (e.g. bike hire and boat hire) are subject to availability and may not be available on the day due to certain variables, this will be at the discretion of the Site Manager. You use these services, features and facilities at your own risk and Three Rivers shall have no responsibility for loss, damage or injury in relation to any services, features or facilities provided or supplied by third parties.

Information about features, facilities and services on site, is, to the best of our knowledge and belief, accurate at the time of publication of the brochure and Website, however There Rivers cannot guarantee that these services, features and facilities will be available during your holiday.

In the event of a lightning storm we ask guests not to use the facilities as The Boat Shed does not have lightning protection. If you choose to use it in a lightning storm it’s at your own risk.

All information on the website regarding prices is accurate as at the time of publication, but may be subject to change.

Fishing is allowed but we are not particularly set up for it. You may fish off any of our banks but not from the wooden jetty or launching areas. Please ensure you clean up after yourself and act responsibly. Be aware fishing is not allowed in the area 15th March - 16th June and you must have a fishing licence.

Pitches and Units

The price of your stay is as detailed at time of booking on our website. The prices for additional extras and services are also contained on our website.

We reserve the right to change your booked pitch at any time in order to maximise occupancy and fit in other bookings. We try not to do this but if we do have to move you it will be to a like for like pitch (ie if you booked a waterfront pitch you will get a waterfront pitch and if you have booked with others you will stay with them as long as we are aware - please make us aware in writing by email or WhatsApp if you book separately). Your final pitch will be confirmed in your arrival instructions email.

Group bookings will be given priority for Swan Bay over smaller unit bookings. 

Unit – A standard unit is a tent, trailer tent, caravan, campervan or motorhome and one car up to.

Standard Pitch – A defined pitch to station your Unit on. The cost of the pitch is on a per person basis. This does not include electric hook-up. Space for one single attached awning is included in the pitch price. One car (or motorbike) may accompany all units on the pitch. Additional cars (or motorbikes) will be charged for at the displayed price on the website at the time of booking it, but may not be situated directly on the pitch, the Site Manager reserves the right to ask you to move any vehicle at any time.

Electric Pitch – A Grass or Hardstanding pitch and includes electric hook-up. An electric pitch may be on grass or hard standing.

Premium Pitch – Prime location pitch, specially selected position on the campsite. In this instance it is waterfront pitches and it is payable per night on each unit pitched on these pitching areas.

Vehicle Conversions

Sleeping in cars or vans is not permitted unless the vehicle has been converted properly to accommodate sleeping in.

We expect all units pitched to be in appropriate condition for their purpose and take no responsibility for units that are not in appropriate condition. Sites have a duty of care to ensure units are safe to sleep in prior to allowing on site and may request to check for adequate ventilation of gas and battery installations.

Sign written towing vehicles are permitted on site provided guests are not trading or working from site, however you may be asked to park your vehicle away from the pitch. We do not allow horse boxes or ladders to be present on your pitch.

Fires

Please make yourself familiar with our Fire Safety information on site. Here is a link to that information: Fire Safety

Caravan and motorhome guests, please ensure that you have carried out safety checks on your own cooking appliances and that you are equipped with fire blankets and safety equipment.

To protect our site, the burning of foraged wood is strictly prohibited. BBQs and camp fire pits are allowed, providing they are raised off the ground. BBQs must be extinguished by 10.30pm.

Lights

The Waveney Valley is a natural spot of beauty and part of the Broads National Park. We do not want our site or guests to disturb the wildlife or our villagers, Geldeston prides itself on its “darkness”.

Therefore, do not erect lights higher than your tent/caravan/motorhome, no bright/neon lights, flags or light poles, only warm white fairy lights are acceptable in awnings, gazebos and around windbreaks.

Vehicles and headlights; refrain from driving on-site, or having your car running/headlights, on after dusk. If you are arriving after dusk or returning to site after a day out please dip your lights and turn your vehicle off as soon as you get back to your pitch.

Cancellation and changes to your booking

Loss of Deposit

Cancellation prior to 14 days before arrival. If you wish to change your booking dates this may be possible as long as it is prior to 14 days to your arrival and is at the discretion of the Manager. If you cancel your holiday at any point after booking you will lose your deposit already paid. This is the one night’s fee non-refundable deposit paid at the time of the booking, you will not be entitled to receive a refund of the money already paid.

Cancellation within 14 days of arrival. If you cancel your holiday within 14 days of arrival you will lose your deposit already paid. This is the one night’s fee non-refundable deposit paid at the time of the booking, you will not be entitled to receive a refund of the money already paid.  Unless we can re-book your cancelled pitch(es) the remainder of your booking fee is liable to be paid. If we can re-book the pitch there will also be a £15 administration fee deducted from the balance that will be able to be transferred to a future booking.

Amendments to bookings. Three Rivers may consider a change of dates to your booking but there will be a £15 administration fee for any changes to bookings. This is situation dependent, subject to availability and at the discretion of the Site Manager.

If you leave the site early for any reason Three Rivers will not issue any refund for unused camping nights.

Unfortunately, in some circumstances Three Rivers may have to cancel your booking. In these circumstances we will offer you a full refund of any fees paid or the option of an alternative pitch/site of a comparable standard (with you paying any additional cost or receiving a refund in respect of a price difference). No other compensation is available.

In the event of any pandemic/natural disaster where cancellation of the booking is taken out of the hand of both Three Rivers and the person booking a change of dates will be offered and deposits will be held for a suitable future date.

We reiterate that Three Rivers is not responsible for the weather and therefore any cancellation due to this will not be refunded or transferred and full booking balance will still be payable. Most campers are happy to come whatever the weather if you are not, please do not book.

Arrival and Departure

Arrival times on-site are from 1pm. If you wish to arrive earlier, please ring on the morning of your arrival and we will do our best to accommodate your request, but this cannot be guaranteed.

For advance bookings, if not notified otherwise, your pitch will be held until midnight on the day of your arrival, after which it will be put up for re-sale and your booking treated as a cancellation with your monies retained.

Pitches must be vacated by noon on the day of departure unless otherwise agreed with the Site Team.

Departures after the normal departure time of noon can only be confirmed on the day of departure during the high season, are subject to availability and will be charges a late departure fee. Pitches can only be extended until 7pm. 

Management and Behaviour On-site

Our Site Manager and their team are fully empowered in all aspects of Site operation and management. Three Rivers fully supports its Site Manager and team in dealing with matters of policy at their sole discretion when the need arises. In placing a Booking Request you agree that you and your party will at all times comply with the requests of the Site Manager and their team.

As the person booking the holiday, you are responsible for the behaviour of all members of the party whilst on the Site.

Any wilful damage to the Site or any other Three Rivers property will result in you being asked to immediately leave the Site. If you are asked to leave under these circumstances, no monies will be refunded and actions to reclaim monies for damages caused may be pursued.

Our guests visit our site to enjoy the peace and tranquillity of the River and Countryside. If anyone does not respect this, the Site Manager and their team reserve the right to refuse them admission or ask them to leave the site at any time. If you are asked to leave under these circumstances, no monies will be refunded.

These standards will apply from when you request your booking until your holiday ends. Unless stated otherwise, they apply whether or not you are on-site at the time.

You agree to, and you must make sure that you, your party and any visitors (including, in each case, their children) keep to, the following standards of behaviour:

  1. To act in a courteous and considerate manner towards us, our staff and anyone visiting, using or working on-site including other customers.
  2. To supervise children so that they are not a nuisance or danger to themselves or other people using the Park.

Not to:

  1. Commit any criminal offence (whether or not on the Park or in its vicinity) which causes your name to be entered on the Violent and Sex Offender Register or causes you to be subject to a Risk of Sexual Harm Order or Child Abduction Warning Notice (or any register, order or notice succeeding these);
  2. Use the Park in connection with any criminal activity or commit any other criminal offence (i.e. any offence not already subject to clause 46 at the Park or in its vicinity;
  3. Commit any acts of vandalism or nuisance or on the Park;
  4. Use fireworks on the Park;
  5. Keep or carry any firearm or any other weapon on the Park;
  6. Keep or use any unlawful drugs on the Park;
  7. Create undue noise or disturbance or commit antisocial behaviour on the Park;
  8. Carry on any trade or business at the Park;
  9. Permit anyone who is to your knowledge on the Violent and Sex Offender Register or subject to a Risk of Sexual Harm Order or a Child Abduction Warning Notice (or any register, order or notice succeeding these) to use or visit the Park.
  10. You agree that if you or any of your family members or visitors or guests whom you have invited to the Park break the behaviour standards listed above then we may terminate your booking.

By making a booking, you are confirming that no one in your party is or has been on any such register, subject to any such order or otherwise the subject of any such court proceedings. If we do cancel your booking under this clause you will be subject to the cancellation terms set out in these terms and conditions.

On groups of 4 units or more, a security bond of £20 per pitch may be requested upon arrival at the Site at the discretion of the Site Manager. The Site Manager reserves the discretion to ask any customer for a security bond regardless of party size. This will be refunded in full at the end of your stay unless, in the opinion of the Site Manager, you have displayed unreasonable behaviour (this includes but is not limited to, excessive noise, wilful damage to the Site or other people’s property and abuse of our staff).

To respect the enjoyment of others, we ask that noise levels are kept to a minimum from 9:00 pm to 9:00 am. No music is allowed on site. No driving allowed on site from 9:00 pm to 8:00 am unless returning from a meal/day out.

We do not accept anything other than breathable groundsheets in order to maintain healthy grass for the next customer. 

Rope swings are prohibited. 

No structures can be tied or secured to trees or vegetation. Any structures that are or are judged to be causing damage to the site will be taken down or removed. The site team reserves the right to do so without prior consent and wholly at the site teams’ discretion.

Children that are well behaved, quiet and there to enjoy nature are welcome. Children must be supervised at all times on site, especially during use of the river, play area and shower/toilet facilities. Children should be kept from entering anyone else`s pitching area and must not be allowed to scream and shout on site.

Dogs are welcome on site. Dogs must be kept on leads at all times and any fouling must be collected and disposed of. A maximum of three dogs per pitch are permitted on-site. If there is an incident on-site involving your dog (including excessive barking that disturbs guests or neighbours) please note that you may be asked to leave the site immediately no monies will be refunded.

Complaints

We want you to have an enjoyable holiday. Should you have cause for complaint, please contact our Site Manager immediately who will try to resolve your complaint. This contact must be made by phone or WhatsApp at the time the problem arises. Three Rivers will take all complaints confidentially and will deal with the situation as timely as possible. We cannot deal with the behaviour of other campers without being made aware of them.

We ask you to note that if you do not give us the opportunity to resolve the problem by reporting it on-site, we may not be able to deal with the complaint after your departure and your rights to claim will be forfeited.

If, at the end of your stay with us, you feel we have not dealt with your complaint satisfactorily, we ask that the main booker submits a written complaint within 28 days of your return home to: Three Rivers Campsite, The Boat Shed, Station Road, Geldeston, Suffolk NR34 0HS or by contacting us through our website.

Data protection

Three Rivers does not share any details provided with any other party. We may occasionally use the information provided to contact you directly regarding your booking or with special offers/news.

Liability

Please read this section as it is important that you understand what you are agreeing to. Nothing in this section limits or attempts to limit our liability for:

  • Death or personal injury caused by our negligence; or
  • Fraud or fraudulent misrepresentation; or
  • Any breach of the obligations implied by Section 2 of the Supply of Goods and Services Act 1982; or
  • Losses for which it is prohibited in Section 7 of the Consumer Protection Act 1987 to limit liability; or
  • Any other matter for which it would be illegal or unlawful for us to exclude or attempt to exclude our liability.

Subject to the matters detailed above, if we fail to comply with these Terms, we shall not be responsible for any losses that you suffer as a result, except for those losses which we could reasonably foresee would result from our failure to comply with these Terms.

In addition to the above, we shall not be responsible for any:

  • Loss of income or revenue;
  • Loss of business
  • Loss of anticipated savings
  • Loss of data

Our maximum liability shall be no more than to refund the amount paid by you for the holiday.

As our site is located in an open water and country environment, we do not accept responsibility for any damage, injury or inconvenience caused by water, plants or wildlife.

Three Rivers does not accept responsibility for anything that adversely affects your holiday that is outside of our control. These circumstances are known as ‘Force Majeure’ events and are circumstances that Three Rivers could not, even with due care, have foreseen or avoided. Such circumstances include (but are not limited to) war, civil unrest, industrial action, terrorist activity, natural disaster, fire, adverse weather conditions, foot and mouth disease and all other similar events outside of our control. Three Rivers will endeavour to manage any problems caused as a result of a Force Majeure event but shall be under no obligation to do so and shall not be liable to you for any losses caused by a Force Majeure event.

Reference to any products, services or other information belonging to third parties does not imply or constitute an endorsement, sponsorship or recommendation by Three rivers. Links to other services not operated by Three Rivers are provided solely for your convenience. Three rivers accept no liability for any products, services or other information provided by third parties.

Other Important Information

By making a booking, you are confirming that no one in your party is or has been on any such register, subject to any such order or otherwise the subject of any such court proceedings. Any photographs, descriptions or advertising we issue, and any descriptions or illustrations contained in our catalogue, or brochures or on our Website, are issued or published solely to provide you with an approximate idea of our Site and services. They do not form part of the contract between you and us.

We reserve the right to take pictures of pitches and activities on-site to use in our promotional advertising and social media. Please let us know by email if you do not wish to have your set up photographed.

If any court or competent authority decides that any of the provisions of these Terms are invalid, unlawful or unenforceable to any extent, the Term will, to that extent only, be severed from the remaining Terms, which will continue to be valid to the fullest extent permitted by law.

If we fail at any time while these Terms are in force, to insist that you perform any of your obligations under these Terms, or if we do not exercise any of our rights or remedies under these Terms, that will not mean that we have waived such rights or remedies and will not mean that you do not have to comply with those obligations. Any waiver of a default by us does not mean that we will automatically waive any subsequent waive by you. No waiver by us of any of these Terms shall be effective unless we expressly say that it is a waiver and we tell you so in writing.

A person who is not party to these Terms shall not have any rights under or in connection with them under the Contracts (Rights of Third Parties) Act 1999. You may not transfer any of your rights or obligations under these Terms to another person without our prior written consent, which we will not withhold unreasonably. We can transfer all or any of our rights and obligations under these Terms to another organisation, but this will not affect your rights under these Terms. These Terms and any non-contractual obligations relating to these Terms shall be governed by and interpreted in accordance with English law. You and we both agree to the exclusive jurisdiction of the English courts. This contract shall be concluded in the English language.
